Forbes Properties obtain contracts on land with a negotiable feasibility plan of 30, 60, or 90 day period. Within that feasibility period we acquire the following information:

- Preliminary Grading Plan

- Soil Reports
- Meet with City Municipalities

LAND PURCHASE
At Forbes Properties we have a title search completed by a reliable title company to ensure that the land is free and clear of all liens. We assure to receive a contract that specifies the feasibility period and guarantee that the Engineering has been approved. Once all these things have occurred we then encourage our clients to sign the Sales Contract and close on the land.

SITE ENGINEERING
Forbes Properties always completes a site engineering to ensure that we will not run into any engineering problems on the land once we start construction. Included in the Site Engineering is:
- Site Layout
- Grading Plan
- Landscaping Layout
- Survey on Boundary and Topographic
- Easement and Buffer Zones
- Drainage Study
- Utilities which include sewer, water, gas, and electric
- Site Plan Approval- This is usually a 30 to 60 day process
ARCHITECTURAL DESIGN
This part of the process basically entitles:
- Building Elevation
- Floor Plan
- Conception Design
- Mechanical, Electrical, and Plumbing Design
- Working Drawings
- Project Budget
- Architectural Permit Drawings- This usually takes up to 30 to 60 days
CONSTRUCTION
Once we receive the building permits and study the developed project overall schedule we are then ready to commence construction.
